We Offer the following Sectional Title Services:

Meetings:

Our managing agents will call Annual General Meetings (AGMs) when deemed necessary. All arrangements will be taken care of, such as the organising of a suitable venue, setting the agenda, and sending out emails to all trustees with detailed information about the meetings arranged. Our managing agents will take minutes of the meeting, record attendance, and will appropriately disseminate copies thereof.


Secretarial Functions:

As managing agents, we take responsibility for the safekeeping of minute books and attendance registers, storing sectional title plans, rules, insurance policies, financial statements, legal documents, and all permanent records of the Body Corporate.


Administration:

As managing agents, on behalf of the Body Corporate, we take responsibility for all transacting of their savings and trust banking accounts in terms of Section 32 (3) of the Estate Agents' Act, 112 of 1976. In addition, we assist the Trustees to determine the replacement value of improvements performed for insurance purposes and arrange the necessary insurance for the buildings and any other insurance the Body Corporate may require. Upon Trustee instruction, we handle insurance claims, on behalf of the Body Corporate, and assist and advise them about any aspect of the Rules and enforcement thereof. We advise on the maintenance of the Common Property.


Accounting:

As managing agents, we ensure the keeping of full administration records, and proper accounting records by generally accepted accounting practices and principles as well as the collection of all levies and other amounts due to the Body Corporate. We facilitate the dispatch of monthly levy statements to owners of units in the Scheme, as well as a monthly income and expenditure report to the Chairman of the Board of Trustees of the Body Corporate. We prepare the yearly budget for approval by the Trustees and the determination of the monthly levy payable by the owners of units in the Scheme according to the participation quota and arrange the annual audit by the auditors of the Body Corporate.


CSOS:

As managing agents, if not registered, we handle the registration of body corporates at the CSOS and submit all necessary documents as set out in the Sectional Title Act 8 of 2011.


Maintenance:

As managing agents, we obtain quotations from contractors for repairs and maintenance and upon Trustee approval, ensure that all work is performed satisfactorily.


Notification before taking over:

Before acceptance, we review the financial situation of the Body Corporate with an additional fee levied for any queries dealt with that arose before our takeover. We supply a memorandum of the agreement upon request.
